Our residence in Colfosco, between woods and wonderful peaks

During the main tourist season the apartments are rented only from saturday till saturday. In any case, don't hesitate to request a personal offer that, whenever possible, would take into account your special requirements.

All prices include:
VAT, water, heating, electricity, outdoor parking, 1 midweek cleaning of the rooms and bathroom (without kitchen) with change of towels, final cleaning, bed linen, Wi-Fi connection, ski/bike storage with boot dryer.

Extras:
To the indicated prices will be added a local tourist tax of 2.30 €uro per person/day for guests aged over 14. The tax is paid on departure and is specifically stated in the invoice/receipt.

We reserve the right to adjust our prices to compensate for any increases in VAT or inflation as well as increases in raw materials.

Reductions for children:
The following reductions, not combinable with other promotions, are applied in case of staying in the same room / apartment with two paying adults:

• 0 - 2 years old: gratis;
• 3 - 6 years old: -50%;
• 7 – 12 years old: -30%
• children from 13 years or adults in extra beds: -20%;

Reservation and confirmation deposit:
The reservation becomes binding upon payment of the deposit agreed and the receipt of our written confirmation. The deposit must be paid within 48 hours after the acceptance of the reservation by bank transfer to:

Before making the payment of the deposit, please read carefully the Terms and Conditions. With payment of deposit, you understand and agree to our terms and conditions.

Payment modes:
The accommodation bill can be paid in the following ways:

• cash for total amount up to 3,000.00 €uro by the day before departure;
• by bank transfer (in this case the entire payment for your stay should be transferred before your arrival);
• by bank check (in this case, please hand over the check within the day after arrival);
• Credit card (Visa, Master Card, Maestro) or Bancomat;

Cancellation policy:
Free cancellation with a 100% conversion of the advance deposit into a holiday voucher for an alternative stay to be used within one year of its issue, in the event in which, on the date of arrival, travel for tourism purposes is not permitted by current regulations.

Travel insurance:
We recommend you to insure your journey against cancellation, early termination or late arrival.

VALUABLES: We cannot accept responsibility for the loss of clients’ valuables. In each room you will find a safe, which can be locked with personal code.

For all other cases:
Unforeseen circumstances may always happen and a cancellation is unpleasant for both parties.
The right of withdrawal is not provided by the Consumer Code. Nevertheless, we offer the following cancellation terms:

• More than 3 months before arrival, no penalty (the deposit will be refunded up to 80%);
• From 3 months to 2 month before arrival, loss of deposit;
• From 2 months to 1 month before arrival, cancellation penalty 70% of the total price of your stay;
• From 1 month to 1 week before arrival, cancellation penalty 90% of the total price of your stay;
• 1 week before arrival and less, in case of late arrival, early departure or smaller number of guest, cancellation penalty 100% of the total price of your stay;

These conditions apply regardless of whether the canceled rooms are fully or partially rented again. We therefore recommend to take out a travel insurance.

Check-in:
from 4 p.m. till 8 p.m. (after 8 p.m. upon prior agreement).

Check-out:
till 9.30 a.m.

Pets:
We accept pets during the summer season only. Pets (no pet babies) are charged 14 €uro per pet per day by prior arrangement (without food). Pet owners are fully liable for any damage caused by their pets and make every effort never to leave them alone in the apartment/room.
We do not accept pets during the winter season.

No smoking:
Smoking is not allowed in the apartments and rooms.

Accessibility:
For security and privacy reasons only identified and registred guests are permitted in the building and in its area.

Causes of force majeure
The management declines all responsibility for disservices due to lack of supplies, accidental equipment failures or other causes of force majeure. We decline all responsibility for damage caused by other guests, weather events, natural disasters, epidemics, diseases and theft.
